Project specifications

What to expect from a Meridian new build.

Every specification below is written into the project contract before construction begins. No surprises.

Project scope Full ground-up construction on client-provided or jointly identified lot
Typical size 1,800 – 7,000+ sq ft finished living area
Timeline 8 – 18 months from permit issuance to certificate of occupancy
Service area Lincoln metro & Lancaster County; select projects in Seward, Cass, and Saunders counties
Warranty 1-year written workmanship warranty from certificate of occupancy date
Project mgmt Never subcontracted — same Meridian team signs and manages every project
Reporting Weekly written progress reports with photo documentation throughout construction

Scope of work

Everything included in a new build contract.

Site preparation & grading

Clearing, earthwork, and grading to finished lot elevations per civil drawings

Foundation system

Poured concrete foundation, footings, and basement or crawl space per structural engineer

Framing & structural assembly

Full wood or engineered lumber framing, roof system, and sheathing

Mechanical, electrical & plumbing

Complete MEP rough-in and finish to specification; Nebraska-licensed tradespeople only

Insulation & building envelope

Continuous insulation, vapor barrier, and air sealing per energy code

Interior & exterior finishes

Drywall, trim, cabinetry, flooring, and all exterior cladding and trim per selections

Permit management & inspections

All permit applications, municipal inspections, and certificate of occupancy processing

Final punch list & walk-through

Written punch list review at substantial completion; items resolved before final payment

Project process

How a new build works, phase by phase.

Phase 01
Discovery

We meet, tour the site, and review your goals, plans, and budget. We tell you what we think before you sign anything.

Phase 02
Design

Plans are finalized with your architect. Material selections are locked. A detailed scope and budget are signed before permits are pulled.

Phase 03
Permits

We submit and manage all permit applications with the City of Lincoln. Typical review time: 4–8 weeks depending on scope.

Phase 04
Construction

We build to plan. Weekly reports, open site access, and a single point of contact throughout. No surprises, no pass-offs.

Phase 05
Completion

Punch list walk-through, final inspection, certificate of occupancy, and 1-year warranty documentation. Done right the first time.
